City Continues Efforts for New Homes on the Former Musselman Factory Property


Promising news! Seven different developers have approached the City showing interest in redeveloping the site with residential homes. This indicates new home builders are doing well in the community and new housing developments are being sought.

City efforts continue to redevelop the former Musselman factory property with new homes, NOT a City-owned park. This property is currently an empty lot west of the Warrenville Library.

The City Council remains committed to private residential redevelopment on the former Musselman factory site, because of the large public investment made for the purchase and cleanup of the property – approximately $3.5 million to date.

Having a new City park duplicates the role of the Warrenville Park District, and in fact, the City recently transferred ownership of Sesqui Park and Lions Park to the Park District, reducing the number of parks the City owns and maintains.

Warrenville has abundant open space, including existing parks, County and City trails, forest preserves, and Fermilab. Converting the property into a park would have required the same expenditures made to date for acquisition, demolition, and cleanup, plus additional future public expenditures for grading, landscaping, parking, and playground equipment. Further, a park use would add annual maintenance expenses and forever eliminate the ability of the property to generate tax revenue for the community.
